5 Best Architects in Scotland That Get Plans Past the Council

A friend of mine spent six months arguing with his local council over a rejected kitchen extension because his drawings had missed two minor building standards. An architect who knows Scottish Building Regulations can spot gaps like that early.

That’s why I compared architects across Scotland. I looked at their credentials, their services, and where they work, so you can find one who suits your project and postcode.

Here are the best architects in Scotland for extensions, restorations and new builds.

How much does an architect cost in Scotland?

An architect in Scotland usually costs 8% to 15% of your total build cost for a custom home, heritage restoration or extension. Many firms also charge about £125 an hour or set fixed fees for early design stages.

OptionTypical price
Full service for new builds9% to 12% of build cost
Full service for complex refurbishments or existing buildings8% to 15% of build cost
Hourly rate for feasibility studies or design reviews£125 per hour
Feasibility study or initial consultationFree to £1,500+ plus value-added tax
Planning application drawings (basic scope)£450 to £580+
Building warrant drawings£450 to £1,100+
Structural engineering calculations£450 to £880+

How I Reviewed

Council approval expertise: I checked whether each practice handles both planning permission and building warrant drawings. That way, you’re not left chasing council paperwork alone.

Services under one roof: I looked at which firms pair plans with structural engineering or energy certificates. Hiring separate experts for each job pushes up your costs and delays.

Project range: I checked each portfolio for modern houses, older home alterations and commercial builds. A firm that only draws simple extensions may struggle with a historic restoration.

Coverage and availability: I compared where each practice works and how they schedule their time. A one-person studio in the Highlands runs differently from a central belt team.

1. The Home Architect

the-home-architect

Address: East Kilbride, South Lanarkshire

Contact: 01355 458400

Hours: Monday to Friday: 9:00 AM to 4:00 PM

Renovating an older Scottish home often means one firm handles the exterior drawings and another handles the interior layouts, and the two rarely talk. The Home Architect avoids that split.

They pair chartered architects from the Royal Institute of British Architects (RIBA) with interior designers, backed by over 20 years of experience in home projects.

So whether you want a traditional refurbishment or a luxury modern build, one team can manage the whole lot.

They also work directly with trusted surveyors and engineers, which saves you chasing each trade yourself.

That said, they only cover West and Central Scotland, so homeowners further north will need to look elsewhere.

Pros

  • RIBA-chartered architects working with interior designers
  • Over 20 years of experience in home projects
  • Handles contemporary and traditional restorations
  • Coordinates directly with trusted surveyors and engineers

Cons

  • Service area limited to West and Central Scotland

Customer Reviews

He is very knowledgeable and helpful.

Colin has recently helped me with architectural drawings and a building warrant for an extension I am planning. He is very knowledgeable and helpful. He was prompt in arranging first consultation visit to showing me my drawings, to say I was blown away with why he created is an understatement, he then submitted my application for warrant and assistes me to the approval of this. Overall he’s made this part easy and straightforward

2. KVM Building Design

Hours: Monday to Friday: 9:00 AM to 5:00 PM

Turning a rural property into a holiday cabin, or extending a Highland home, brings a surprising amount of paperwork. Around Inverness, KVM Building Design takes most of that off your hands.

An experienced Chartered Architectural Technologist handles the planning and building warrant drawings, plus the fiddly extras.

Those extras are where a lot of projects stall. KVM processes Short Term Let Licence and Scottish Environment Protection Agency discharge applications in-house.

They also prepare energy reports, Energy Performance Certificates and demolition method statements, so estate owners and tourism operators get it all in one place.

The help doesn’t stop once the drawings are done, too. When I spoke to their office about extensions, it was clear they stay on until you get the final completion certificate.

That said, booking slots can fill up fast in busy building seasons because one person runs the practice. They mainly serve Inverness and the area around it, so anyone living elsewhere will need a different architect.

Pros

  • Experienced Chartered Architectural Technologist
  • Handles short-term let licence and environmental discharge applications in-house
  • Prepares energy reports and Energy Performance Certificates
  • Helps you secure the final completion certificate

Cons

  • Booking slots can fill up fast in busy building seasons
  • Mainly serves Inverness and the surrounding area

From start to finish Kevin was very professional and knowledgeable.

From start to finish Kevin was very professional and knowledgeable. He came out and took time to understand our needs and then came back with some excellent designs. All through the journey from submitting plans to signing off on the completion, he was excellent. Highly recommend.

Kevin is our man!

Kevin took on our self build after our architect retired. He was amazing, from drawing changes, building amendments to forms and permissions. He was there every step of the way and at the end of the phone to catch up on progress or reassurance when needed. I can’t say we’ll ever build another home (because we absolutely love this one) but if we do, Kevin is our man!

3. CC Architectural

cc-architectural

Website: https://www.ccarchitectural.co.uk/

Address: Oakview, 4 Braehead, Lochwinnoch

Contact: 07776 469330

Hours: Monday to Friday: 8:00 AM to 7:00 PM

Few practices feel equally at home with a loft conversion and a listed building. CC Architectural does, because they pair home design with full commercial design management on housing and retail projects.

For homeowners, that means new builds, extensions, garage conversions and interior space planning. That’s from initial permission through to construction detail drawings.

Meanwhile, the commercial side shows their range. They’ve completed listed building renovations, hotels, nightclubs and even a beach and snorkel park.

They also plan each job in design software such as AutoCAD and SketchUp, so you can picture the result before work starts.

Their hours suit busy people too. Weekday hours run until 7 PM, so you don’t have to take time off work for daytime calls.

That said, they’re only open Monday to Friday, so weekend calls are off the table.

Pros

  • Handles both residential homes and major commercial developments
  • Experienced with listed building renovations and leisure builds
  • Weekday hours until 7 PM
  • Full design management and construction detail drawings

Cons

  • Open Monday to Friday only, with no weekend hours

Customer Reviews

I would pass on his details to anyone I knew who required an architect.

Craig was recommended to me as an architect to use on my house renovations. From the beginning of the process he communicated clearly and quickly. He set out his costs and average time spent on each part of the process and stuck to those estimates. He recommended a structural engineer and between them the process was swift and hassle free. I would pass on his details to anyone I knew who required an architect.

Completely and utterly hassle free, went so smooth.

We engaged Craig to be our architect where we wanted French doors placed into the wall at the back of our house to lead onto a decking.  The project was with some trepidation on our part as we had never done anything like it or had ever attempted to tread the Building Control / Planning mine field..  Fear not, Craig sorted everything for us. Surveyed, produced the drawings, dealt with all the applications and questions. Completely and utterly hassle free, went so smooth.

Address: 237 Baldridgeburn, Dunfermline

Hours: Monday to Friday: 9:00 AM to 5:00 PM

Nothing slows a house extension or wall removal like waiting weeks for an outside engineer to check your architect’s drawings.

Architectural Services Scotland avoids that delay by keeping design and structural engineering in the same firm, so your plans are structurally sound from day one.

That also spares you from hiring two companies for garage conversions, building alterations or commercial jobs.

A homeowner I spoke with had a load-bearing kitchen wall removed through the firm. He said having the structural calculations done alongside the planning drawings saved weeks of back-and-forth.

Beyond structure, they design eco-friendly layouts that save energy and pull in natural light, so your finished rooms feel brighter as well as efficient.

That said, their main service area stays within Fife, Edinburgh and the Lothians, so owners elsewhere in Scotland will need to look further afield.

Pros

  • In-house architectural design and structural engineering
  • Eco-friendly, energy-efficient design focus
  • Covers residential extensions, wall removals and commercial work
  • Plans structurally checked from day one

Cons

  • Main service area limited to Fife, Edinburgh and the Lothians

Website: https://ilinedesigns.com/

Address: 36 Glenview Drive, Falkirk

Contact: 01324 871898, 07590 008376

Hours: Monday to Friday: 9:00 AM to 6:00 PM, Saturday: 9:00 AM to 11:00 AM

Many homeowners get their council warrant approved, then feel out of their depth once builders and construction companies start quoting. Based in Falkirk, i Line Designs takes that stress off your plate by overseeing the build as well as drawing the plans.

They draw up plans for house extensions, attic and garage conversions and commercial properties that meet Scottish Building Regulations and British Standards.

Once the plans are approved, they coordinate contractors and monitor workmanship and site progress.

They also certify stage payments, significantly lowering the risk of you paying builders for unfinished work.

Their hours are a bonus too. They’re the only practice here open on Saturday mornings, from 9 AM to 11 AM, which helps if your weekdays are packed.

That said, they mainly work around Falkirk and the wider central belt, including Stirling and West Lothian. Anyone living elsewhere may need a different architect.

Pros

  • Full contract administration and payment certification
  • Contractor coordination and on-site workmanship monitoring
  • Covers residential extensions, attic conversions and commercial properties
  • Open until 6 PM on weekdays plus Saturday mornings

Cons

  • Main coverage focused on Falkirk and the central belt

From the very start or the procedure Billy was attentive, detailed and able to convert what we were looking to achieve into drawings

Billy came to us highly recommended from a friend who had use his Architectural  Design Services. From the very start or the procedure Billy was attentive, detailed and able to convert what we were looking to achieve into drawings that we were happy to submit for approval. At this stage building work has yet to commence but with Billy I feel we can discuss details open and honestly and he is available to discuss any questions we have had promptly and efficiently.

George Brown | Google Review

For any future projects, I’ll definitely be back!

From the start, Billy has supported our project down to the smallest detail. His vision has enabled us to get far more out of our space than we thought possible. He presented ideas which didn’t even occur to us but were far better than our own

Despite our very particular needs, nothing has been too much.

Post-planning and he is still involved.

On a personal level, Billy is down to earth, honest about what will work or not and realistic. For any future projects, I’ll definitely be back!
